Rosie A. Dominguez Retires: Examining a Legacy of Greatness at Alsons Dev

Looking back on Rosie Dominguez’s legacy after stepping down from her role as Executive Vice President for Alsons Development and Investment Corporation.

Leading real estate developer in Davao City, Alsons Development and Investment Corporation (Alsons Dev), has been led by Rosie A. Dominguez for more than 30 years. In addition to propelling the business to new heights, her devotion, strategic vision, and unshakable commitment to excellence have also greatly changed the local environment and improved Davao’s quality of life.

It is appropriate to reflect on Rosie’s outstanding accomplishments and her enduring influence on Alsons Dev as she steps down as Executive Vice President.

A legacy of pioneering developments

Ladislawa Garden Village, one of Rosie’s earliest achievements, stands as a key milestone in Davao’s real estate history, being the city’s first gated subdivision with leisure amenities.

Rosie’s tenure is highlighted by groundbreaking projects that have transformed residential living in Davao. A major milestone was the relaunch of the company’s initial residential project, Ladislawa, into Ladislawa Garden Village. This project was Davao’s first themed residential community and the city’s first subdivision with country club facilities, setting a high standard for future developments.

From 1994 to 2010, Alsons Dev built a reputation for exceptional living spaces by incorporating community-centric designs. Projects like Woodridge Park, Las Terrazas, Northcrest, Fernwood, Wood Lane, and Eden Ridge established the company as a leader in creating high-quality residential environments.

In 2013, Rosie led the development of Northtown, a vibrant township designed to meet the city’s evolving needs. This was followed in 2016 by the introduction of a new mid-cost housing brand, Nurtura Land and Home, with Narra Park Residences as the maiden project.

The country’s first integrated emergency response facility, the Public Safety and Security Complex in Northtown Center, Cabantian, is a pioneering project donated to the City Government of Davao in 2016 that was especially close to Rosie’s heart.

The 2022 launch of Poblacion Market Central further diversified the company’s portfolio and enhanced the local shopping and dining experience. Poblacion is the new home of the shops from the Aldevinco Shopping Center, Alsons Dev’s pioneering shopping center that operated from 1965 to 2021.

Expanding beyond Davao, Alsons Dev also ventured into Alabel, Sarangani in 2023 with the launch of a master-planned, mixed-use township, Avia Estate, and Narra Park Residences Avia.

Celebrating Success and Excellence

Exceptional communities like Narra Park Residences have been recognized by national real estate award-giving bodies, cementing Alsons Dev as one of Davao’s leading real estate developers.

Rosie’s exceptional leadership didn’t go unnoticed, as Alsons Dev earned numerous recognitions under her guidance. From 2020 onwards, the company was named one of the top real estate developer partners at the BPI Partners Appreciation Night, honored as one of the top local developers in terms of title delivery and production.

Additionally, Narra Park Residences and Northtown Residences both received accolades from the 11th PropertyGuru Philippines Property Awards and The Outlook 2023: Philippine Real Estate Awards by Lamudi, further demonstrating the company’s versatility and excellence in the real estate sector.

Passing the Torch

Rosie’s influence extends beyond projects and awards. Her dedication has been key to establishing Alsons Dev as the leading real estate developer in Davao City, fostering a strong organization poised for continued success.

As Rosie retires, her son, Miguel Rene A. Dominguez, takes the helm as the new President and CEO of Alsons Dev. The young Dominguez has previously held various key roles within the Alcantara Group group of companies, bringing a wealth of experience and a fresh perspective to his new position.

PCPPI collaborates with LLDA, Sto. Tomas, Batangas LGU for the Adopt-A-River Initiative

The Laguna Lake Development Authority (LLDA) and the local government of Sto became parties to a Memorandum of Agreement signed by Pepsi-Cola Products Philippines, Inc. (PCPPI), the official maker and distributor of PepsiCo products in the nation. The corporation has committed to long-term environmental, social, and governance (ESG) practices by using Tomas, Batangas for the Adopt-A-River Program.

Through this relationship, the Southern Tagalog Region Operations (STRO) team of PCPPI will strengthen efforts to involve the community and maintain cleanliness and obstruction-free Dipangla Creek. The aforementioned watercourse runs 300 meters through Brgy. San Miguel, close to the STRO facility in Sto. Tomas.

“The partnership to protect the Dipangla Creek through the Adopt-A-River Program is an essential part of our commitment to promote responsible water stewardship across our operations. This is aligned with our goal to create a positive impact on society with programs focused on responsible and ethical operations, employee and community empowerment, and environmental sustainability,” said PCPPI Chief Environmental, Social and Governance Officer Atty. Carina Bayon.  

PCPPI will ensure the weekly deployment of team members to conduct the collection of solid wastes, maintenance, and upkeep of the project area. It will also monitor the execution of weekly cleaning, overgrown vegetation cutting, and collection of accumulated residual and non-residual garbage along the river stream. Furthermore, PCPPI will put up vertical gardens along the Dipangla Creek stream in support of the enhanced National Greening Program.

Aside from the Adopt-A-River Program, PCPPI STRO has been actively supporting other environmental initiatives led by LLDA and the Sto. Tomas LGU through the years. In September 2021, STRO provided assistance to the City Environment and Natural Resources Office (CENRO) during the cleanup activity held along San Juan River traversing Brgy. San Vicente.

In July 2022, STRO took part in the National Arbor Day Tree Planting Activity of the Sto to commemorate PCPPI’s anniversary. A Certificate of Appreciation for the donation of 200 narra tree seedlines was also given to the plant by Tomas CENRO. Furthermore, STRO provided backing for CENRO’s “Operasyon Linis Ilog” initiative, which was held in June 2023 to commemorate Philippine Environment Month.

32nd Agora Youth Awards: San Beda University and Xavier University Marketing Students Take Home the Top Prize!

At the recently concluded awarding ceremony held on July 31, 2024, at The Westin Manila, Ortigas, Pasig City, the 32nd Agora Youth Awards showcased young marketing brilliance. The Philippine Marketing Association (PMA), in collaboration with the Philippine Junior Marketing Association (PJMA), recognized the nation’s top marketing students.

The Agora Youth Awards were first introduced in 1991 and are an annual competition that honors outstanding achievement in extracurricular activities, academic performance, and marketing plan competition. The Junior Marketing Associations (JMA), or school-based marketing organizations, and individual students are also recognized in separate categories for the awards.

Mark Cruz from San Beda University was named class valedictorian and Best Marketing Student of the Year. The other students who ranked in the top ten for the individual category are Prince Olie Cacho from Pamantasan ng Lungsod ng Maynila, Mike Ivan Siga from Mindanao State University, Kristalyn Agustin from Central Luzon State University, Franco Gabriele Delatina from Our Lady of Fatima University, Kaye Liwag from Batangas State University, Raymart Mariano Jr. and Maica Stephamae Orenda from Polytechnic University of the Philippines, Rayan Camid from Xavier University, and Xyrill Baltazar from National University Fairview.

For the JMA category, Xavier University Junior Marketing Association clinched first place, followed by San Beda University and Silliman University.

PMA President Kathy Mercado highlighted the significance of this year’s awards, stating, “As we celebrate our 70th anniversary with the theme ‘SustAInability Marketing,’ we also recognize the creativity, dedication, and achievement of our young marketing triumphant leaders. Our awardees have not only excelled in their fields but have also embraced the values of innovation and sustainability, setting new standards of excellence.”

Leah Marie Ayeng, PMA Director of Youth and Academe, emphasized the organization’s dedication to nurturing the next generation of marketing professionals. “The Agora Youth Awards looks at community impact beyond competence as it is the key to developing ‘changemakers’. PMA is carrying out the mission to be an enabler of learning and development in the marketing realm, promoting excellence in marketing education and continuing the 70 years of legacy of bringing marketing brilliance.”

This year, students were challenged to integrate sustainability and AI in their marketing plans. Individual contestants localized marketing strategies for existing international products,  highlighting the values that are important to Philippine culture, while school-based organizations for the JMA category developed marketing plans to help SMEs scale globally in terms of marketing.

The panel of distinguished judges for the finals was composed of industry experts and thought leaders from various sectors. According to SM Supermalls, foot traffic increased from 3.3 million in the same period last year to an average of almost 4 million daily visitors in the first quarter of 2024. The government of Bangsamoro makes promises to enhance education in the BARMM


During the celebration of the signing of the Madrasah Education Strategic Plan, the Memorandum of Understanding was held to formalize the commitments of various donors and stakeholders to enable BARMM to overcome challenges in the delivery of quality and inclusive education services, ensuring that every child in Bangsamoro has equal opportunities. The Madrasah Education Strategic Plan for the Bangsamoro region was signed on July 18, 2024, and the Bangsamoro government celebrated the occasion. The Bangsamoro Autonomous Region in Muslim Mindanao (BARMM) has committed to improving the quality of formal madrasah education during the next three years. This is outlined in the Plan by the Ministry of Basic, Higher, and Technical Education.

An Islamic educational institution called a madrasah seeks to make Muslim students morally pure and dedicated to excellence. The Ministry acknowledges the important role madrasah education plays in maintaining the BARMM’s peace, stability, and potential for growth. The objective is to cultivate the next generation of Muslim professionals and innovators who can propel regional economic expansion, peace, and stability.

The Ministry received technical support from the Australian Government in order to design the Plan. In order to assist with the drafting process, they led consultation meetings with pertinent partners, reviewed madrasah education policies, and organized expert discussions.

“As neighbours and strategic partners, Australia and the Philippines share the goal of achieving a peaceful, stable, and prosperous region – and we believe that education plays a vital role in achieving this,” said Dr Moya Collett, Deputy Head of Mission, Australian Embassy.

“I thank our friends and partners from the Ministry for their continued dedication in strengthening education policies and institutions in the BARMM. Australia remains committed to working with you in shaping a more peaceful and prosperous region.”

Under the Plan, the Ministry aims to increase the number of Bangsamoro learners – regardless of gender, physical ability, and social and economic status – by 30%. By 2025, they also aim to increase the number of formal madrasah institutions by 15%. Institutionalizing madrasahs is important because it allows the Ministry to monitor and regulate the quality of education and services they provide.

When it comes to incorporating traditional madrasah into the Bangsamoro educational system, the Ministry has made significant progress. There are currently 373 officially recognized madrasahs offering Islamic education for grades K–12. Along with the Australian Government, a policy guide was created to facilitate the certification of 444 non-formal madrasahs. In order to eventually accredit non-formal madrasas as well, the Ministry also intends to create a standardized curriculum for all madrasah.

Mohagher M. Iqbal, Minister of MBHTE said: “Strengthening madrasah education represents ‘unity in diversity.’ It demonstrates Bangsamoro’s firm commitment to preserving our region’s rich historical, religious, and educational heritage while creating an inclusive environment where every learner, regardless of background, can succeed.”

“Madrasah education is integral to our people’s aspiration to shape our educational policies and systems. Therefore, the Bangsamoro deserves genuine autonomy that all parties should honor. A thriving autonomy is the true solution to the recurring internal conflicts in the region.”
